Meinhardt was appointed the building engineering consultant for this landmark project in regional Victoria. The project incorporates major ESD elements and has achieved five-star Greenstar and five-star ABGR ratings.

In partnership with Sustainability of Victoria, the project is part of the Commercial Office Building Energy Innovation Initiative (COBEII).

Air-conditioning is provided via underfloor air distribution systems. Manual user controls are provided in the internal zones by adjustable swivel air outlets.

Computational Fluid Dynamics (CFD) analysis, carried out by Meinhardt Energy, played an important part in the design of the system, including the location of air outlets and evaluation of Internal Environmental Quality (IEQ).

As part of the design, off-site testing of air outlets was also carried out to ensure that proper air flow patterns and air distributions would be achieved.

The building incorporates rain water collection as well as full scale grey and black water treatment and recycling.

Other features include active solar shading devices, automated perimeter lighting control, solar boosted domestic hot water system, energy sub-metering throughout the building and air quality monitoring (CO2).
